1. PHONE INQUIRY SCRIPTS

Initial Call — Driveway Inquiry

"Thank you for calling [Company Name], this is [Your Name]. How can I help you today?"

[Customer: I need a new driveway.]

"Excellent. I would love to help with that. To make sure I give you the most accurate information, can I ask a few quick questions?

First, what is the approximate size of your driveway — do you know the dimensions or the number of cars it holds?

Second, are you looking at a basic replacement, or have you seen any decorative options like stamped concrete that interest you?

And third, what is your target timeline — are you hoping to have this done before a specific event or season?

Great. Based on what you have shared, most driveways your size in [City] range from $9,000 to $18,000 depending on the thickness, finish, and options you choose. The only way to give you an exact number is to see your space in person. I have availability for a complimentary site visit on [Day] at [Time] or [Day] at [Time]. Which works better for your schedule?"

Initial Call — Patio Inquiry

"Thank you for calling [Company Name]. I am [Your Name]. Tell me about your patio project."

[Customer: I want a new patio in my backyard.]

"That sounds exciting. Backyards are where the best memories happen. Let me ask a few questions to make sure I point you in the right direction.

What size patio are you envisioning — roughly?

Will this be mostly for entertaining, family time, or do you have a specific use in mind?

Have you seen any patios you loved — maybe a neighbor's or something online? That helps me understand your style.

And what is your ideal timeline?

Perfect. Patios in [City] typically range from $6,000 for a basic slab to $20,000+ for a large stamped concrete outdoor living space. I would love to come see your backyard, take some measurements, and show you options in person. I am available [Day] at [Time] or [Day] at [Time]. Which works for you?"

Initial Call — Foundation Repair Inquiry

"[Company Name], this is [Your Name]. I understand you have a foundation concern — I am here to help. Tell me what you are seeing."

[Customer: I have a crack in my basement wall.]

"I am glad you called. Foundation cracks should be assessed promptly, and most are completely repairable. Let me ask a few quick questions:

Where exactly is the crack located — which wall, and how high off the floor?

Approximately how long is the crack, and have you noticed it changing in size?

Are you seeing any other symptoms — sticking doors, sloping floors, or water intrusion?

How long have you noticed this?

Thank you for that information. Based on what you have described, I recommend a complimentary foundation inspection. One of our specialists will come to your home, assess the crack thoroughly, and give you a clear understanding of what is happening and your repair options. I have availability tomorrow at [Time] or [Day] at [Time]. Given that foundation issues can worsen with weather changes, I recommend the earliest option. Does that work for you?"

Initial Call — Builder/General Contractor

"[Your Name] with [Company Name]. Thank you for calling. How can we support your project?"

[Builder: I need concrete pricing for a development I am starting.]

"We would love to partner with you on that. Before we discuss numbers, let me ask a few questions so I provide the right information:

How many homes are in the development, and over what timeframe?

What concrete scope do you need — garage slabs, driveways, porches, or all of the above?

What is your typical specification — standard gray, or are you looking at colored or stamped finishes?

And what is your target timeline for the first pours?

Excellent. We work with several builders in [County] and we understand that on-time performance and communication are your top priorities. I would like to schedule a 30-minute meeting at your office to review our partnership proposal, our track record, and volume pricing. Would [Day] at [Time] or [Day] at [Time] work for you?"

2. SITE VISIT CONSULTATION SCRIPTS

Arrival and Rapport Building (0-5 minutes)

"Good morning [Name], I am [Your Name] with [Company Name]. Thank you for having me out today. [Compliment something about their home or property.]

Before we look at the project area, tell me — what prompted this? What is your vision for this space?"

[Listen actively. Take notes. Let them talk.]

"That is really helpful. I can tell you have thought this through. Let us walk the area together and I will take some measurements and photos. While we walk, tell me more about how you plan to use this space."

Discovery Questions by Service Type

Driveway:

"How old is your current driveway?"

"What do you dislike most about it?"

"Have you considered decorative options like stamped concrete?"

"Is curb appeal important to you, or are you focused on function?"

"Do you have a budget range in mind?"

Patio:

"How do you envision using this space — entertaining, family time, quiet relaxation?"

"How many people do you typically host?"

"Have you seen any patios you loved? What appealed to you?"

"Will this connect to existing walkways or landscaping?"

"Are you interested in built-in features — fire pit pad, outdoor kitchen base?"

Foundation:

"When did you first notice the crack or settling?"

"Has it changed in size or appearance since then?"

"Are you seeing any other symptoms — doors sticking, floors sloping, gaps around windows?"

"Have you had any water intrusion in the basement?"

"Is this related to a home sale or inspection?"

Expert Assessment Script (15-25 minutes)

While walking and measuring:

"I notice the grade slopes toward the foundation here. We will need to address drainage as part of this project to prevent water issues long-term."

"The soil in this area is clay-heavy, which means we should use a thicker base and consider reinforcement upgrades."

"Your existing concrete is about [X] inches thick. For a driveway that sees daily vehicle traffic, we recommend 5 inches minimum with proper reinforcement."

"I see the utility lines are marked here. We will coordinate with the marking service before any excavation."

[Take photos from multiple angles. Show expertise without being condescending.]

3. THREE-TIER PRESENTATION SCRIPTS

Driveway Three-Tier Presentation

"[Name], based on everything we have discussed and the measurements I just took, I have prepared three options for you. Every homeowner has different priorities — some want the most practical solution, others want something that transforms their home's appearance, and most want something in between.

Option 1: Classic Driveway — $[X]

This is our durable, professional standard package. Five-inch slab, wire mesh reinforcement, broom finish, basic control joints, and our 1-year warranty. It will serve you reliably for decades. This is the package for homeowners who want quality concrete at an accessible investment level.

Option 2: CurbMaster Driveway — $[Y] [Point to 'Most Popular' note]

This is our most popular choice — the sweet spot between value and transformation. Five-inch slab with fiber mesh reinforcement, integral color in your choice of earth tones, brushed finish with a custom hand-tooled border, enhanced control joint pattern, initial sealing, and our 3-year warranty with annual inspections. Over 60% of our customers choose this package.

Option 3: EstateDrive Signature — $[Z]

This is for homeowners who want their driveway to be a statement. Six-inch slab, full rebar reinforcement, stamped ashlar slate pattern with antiquing release, custom contrasting border, premium sealer, dedicated project manager, and our 5-year comprehensive warranty. Limited to 12 projects per season.

[Pause. Let them look at the proposal.]

Which of these directions feels right for your goals and budget?"

Patio Three-Tier Presentation

"Your backyard has incredible potential. Here are three ways we can transform it:

The GardenBase — $[X]

A solid, professionally installed patio slab. Four-inch thickness, wire mesh, broom finish, standard gray. Functional, durable, and ready for your furniture. One-year warranty.

The LivinStone — $[Y] [Highlight as Most Popular]

This is where it gets exciting. Five-inch slab, integral color, brushed finish with custom border, stamped accent areas, initial sealing, and our 3-year warranty. This patio becomes the centerpiece of your backyard — where you host dinner parties, where your kids play, where you relax on Sunday mornings. Over half our patio customers choose this level.

The ResortDeck — $[Z]

Maximum everything. Six-inch slab, full reinforcement, full stamping in your choice of pattern, custom borders, multiple color layers with antiquing, saw-cut decorative joints, premium sealer, and our 5-year warranty with annual maintenance. This is not just a patio — it is an outdoor living room.

[Show sample boards and portfolio photos of each tier.]

Let me show you what each of these actually looks like."

Foundation Repair Options Presentation

"[Name], I have completed my inspection. Here is what I found and your repair options.

The Situation:

[Describe the crack, its location, size, pattern, and what it indicates about the underlying cause. Use clear, non-alarmist language.]

Option 1: Epoxy Injection with Carbon Fiber — $[X]

This is the right solution for your current stage. We inject epoxy to seal the crack permanently and apply carbon fiber reinforcement strips to prevent re-opening. This addresses the symptom and stabilizes the wall. One-year warranty on the repair.

Option 2: Wall Anchors — $[Y]

If the wall is showing signs of pressure from the outside, wall anchors provide permanent stabilization by connecting your basement wall to stable soil beyond your foundation. This addresses the cause, not just the crack. Five-year warranty.

Option 3: Comprehensive Waterproofing + Repair — $[Z]

This is our complete solution. We repair the crack, install wall anchors if needed, AND address the water pressure that is causing the problem with exterior waterproofing and drainage correction. Ten-year warranty. This is for homeowners who want the problem solved permanently, not just patched.

The good news: we caught this at [Stage 1/2]. Every month of delay increases the repair cost because the damage progresses. Based on the crack pattern I am seeing, I recommend we schedule this within the next two weeks. Which option feels right to you?"

4. UPSELL SCRIPTS

Standard to Decorative Upsell

"Before we finalize the Classic package, let me ask — have you seen our stamped concrete work? A lot of homeowners in [Neighborhood] have upgraded, and the difference is remarkable.

[Show sample board and portfolio photo]

This is stamped ashlar slate on a home very similar to yours. It looks like natural stone, but it is concrete — so it will not shift like pavers or deteriorate like natural stone. The upgrade from Classic to CurbMaster adds about $[Amount] to this project, but it transforms your driveway from functional to a feature that increases your home value.

Over 60% of our customers choose the upgrade after seeing the samples. Does that level of transformation interest you?"

Add-On Upsell (Walkway with Driveway)

"While we are replacing your driveway, I noticed your front walkway has some cracking and does not really match the new driveway style. A lot of our customers replace the walkway at the same time so everything ties together visually.

If we bundle the walkway with your driveway project, I can offer 10% off the walkway portion. Plus, you save on mobilization costs since the crew is already here. The bundled investment would be about $[X] additional.

It is a small addition that makes a big difference in curb appeal. Should I include that option in your proposal?"

Thickness Upgrade

"I want to mention something about the slab thickness. Code minimum is 4 inches, but for a driveway that sees daily traffic and our freeze-thaw cycles in [City], we strongly recommend 5 inches. It adds about $[X] to the project, but it extends the life expectancy from 20 years to 30+ years.

When you spread that $[X] over an extra decade of service, it is about $[X per year] per year. For the durability and peace of mind, most homeowners agree the upgrade is worth it. Should I spec this at 5 inches?"

Sealing Upsell

"One more thing: sealing. Our Standard package does not include sealing, but I strongly recommend it — especially for [City]'s climate. An unsealed driveway starts absorbing moisture, which leads to freeze-thaw damage and surface deterioration.

Sealing costs $[X] and should be done every 2-3 years. It extends the life of your concrete by 10+ years and keeps it looking new. I can include the initial sealing in your project for $[X]. Would you like me to add that?"

5. OBJECTION HANDLING SCRIPTS

"That is more than I expected."

"I completely understand. Most homeowners are not sure what concrete work costs until they start getting estimates. Let me walk you through exactly what is included in this investment so you can compare apples to apples when you get other bids.

[Walk through proposal line by line]

The thickness, the reinforcement, the warranty length — these are where contractors cut corners to hit lower prices. Our pricing reflects the quality and protection we provide. Over 30 years, the difference between doing it right once and doing it twice because the cheaper option fails is usually $10,000 or more.

That said, if the investment is a stretch, we can adjust the scope. The Classic package still delivers a quality result at a lower price point. Would you like me to prepare that option?"

"I have a lower bid."

"I respect that, and I am not surprised — there is always someone willing to do it for less. May I ask what that bid includes? I want to make sure you are comparing the same things.

[Ask about thickness, reinforcement, warranty, sealing, and concrete mix specification]

Most lower bids are lower for a reason — thinner slabs, less reinforcement, shorter warranties, or unspecified concrete mixes. We specify everything because those details determine whether your driveway lasts 10 years or 30.

I am not asking you to pay more for the same thing. I am asking you to invest in a different level of quality and protection. If you share the other bid with me, I can point out exactly where the differences are. Fair enough?"

"Can you do any better on price?"

"Our pricing reflects the quality, warranty, and service we provide. I do not discount our work because that would mean cutting something out — and I am not willing to compromise on quality.

What I CAN do is adjust the scope to fit your budget. We could move to the Classic package, which still delivers a professional result. Or we could phase the project — do the driveway this year and the walkway next spring.

Which approach would work better for your situation?"

"I need to think about it / talk to my spouse."

"Of course — this is a significant decision, and you should feel completely confident. What specific questions or concerns do you need to resolve?

[Listen to their concerns and address them.]

Would it help if I spoke directly with your spouse? I am happy to walk through the proposal on a call — sometimes hearing it from the source helps. I will check back with you on [specific day]. Is that enough time to decide?

And just so you know, this proposal is valid for 30 days. After that, pricing may be adjusted for material cost changes."

"I am going to get a few more estimates."

"That is smart — you absolutely should compare options. While you are getting estimates, here are three questions I recommend asking every contractor:

1

What is your warranty, and what exactly does it cover?

2

What concrete mix specification will you use, and what is the PSI rating?

3

Can you provide three references from projects completed 2 or more years ago?

I am confident that when you compare answers, our proposal will stand out. This pricing is valid for 30 days. Can I check back with you next Friday to see where you are in the process?"

"I need to wait until [season/month]."

"I understand timing is important. Here is what I want you to know: Our pre-season booking program lets you lock in current pricing with just a deposit, and we schedule your project for your preferred start window. You do not pay the balance until work begins.

The reason I mention this: concrete material costs have risen [X]% in the last [timeframe], and suppliers are projecting another increase. Locking in now protects you from those increases. Plus, you get priority scheduling before the spring rush fills our calendar.

Would it make sense to secure your spot now with a deposit and schedule for [their preferred month]?"

6. CONTRACT SIGNING SCRIPTS

Same-Day Close

"[Name], I can tell this project excites you. Based on everything we have discussed, the CurbMaster package seems like the right fit. Let me summarize what you are getting:

[Summarize scope, price, timeline, warranty]

The investment is $[X], with 50% due today to secure your start date, 40% at substantial completion, and the final 10% at walkthrough. I can take a check, credit card, or electronic payment right now.

Your start date would be [Date], with completion expected by [Date]. I have the contract right here — would you like to review it together, or do you have any final questions before we get you on the schedule?"

Overcoming Signing Hesitation

"I sense you are interested but maybe not quite ready to sign today. That is okay. What would need to happen for you to feel confident moving forward?

[Listen to their concern.]

I understand. Here is what I can do: I will hold this pricing and your preferred start date for 48 hours. That gives you time to [their need — think about it, talk to spouse, compare bids]. I will call you [specific day and time] to follow up. If you are ready to move forward, great. If not, no pressure.

Does that feel fair?"

7. FOLLOW-UP SCRIPTS

Day 3 Follow-Up Call

"Hi [Name], this is [Your Name] following up on the [driveway/patio/foundation] proposal I sent you. Have you had a chance to review it?

[If yes] What questions can I answer? What concerns do you have?

[If no] No problem — these decisions take time. I want to make sure you have everything you need. I will email you a few photos of a similar project we just completed — it might help you visualize the result. Can I check back with you in a few days?

[If they chose another contractor] I completely understand, and I appreciate you considering us. If anything changes or if you need concrete work in the future, please keep our number. I would love another opportunity to work with you."

Day 7 Value-Add Email/Text

"Hi [Name], I thought you might like to see this — we just finished a [project type] on [Street] that is very similar to yours. The homeowners chose [tier/details] and are thrilled with the result. [Photo link]

No pressure at all — just wanted you to see what is possible. When you are ready, I am here. — [Your Name]"

Day 14 Urgency Follow-Up

"Hi [Name], quick update: our construction calendar is filling quickly for [Month], and your preferred start window is at risk of booking with another project.

If you would like to move forward, a signed contract and deposit will hold your date. No pressure either way — I just want to make sure you are not disappointed if that slot fills.

Can I answer any final questions to help with your decision?"

8. REVIEW REQUEST SCRIPTS

In-Person at Final Walkthrough

"[Name], your [project type] is complete, and I hope you love how it turned out. Before I leave, I want to ask a favor.

We are a small, local business, and online reviews are how other homeowners find us. If you are happy with our work — and I hope you are — would you take two minutes to share your experience on Google? It makes a real difference.

I can send you the link by text right now, and you can do it whenever it is convenient. Would that be okay?"

Text (3-5 Days After Completion)

"Hi [Name], we hope you are loving your new [driveway/patio]. If our work met your expectations, would you take a moment to share your experience on Google? Your review helps other homeowners make confident decisions. [Google review link]

Thank you! — [Your Name], [Company]"

Follow-Up (If No Review After 7 Days)

"Hi [Name], following up on my earlier message. Your feedback on Google means a lot to our small business. If you have 2 minutes: [Google review link]

If there is anything about the project you were not completely satisfied with, please let me know directly — I want to make it right. — [Your Name]"

9. REFERRAL REQUEST SCRIPTS

Initial Referral Program Introduction (Day 60 Follow-Up)

"Hi [Name], you are one of our most valued customers, and we are launching a referral program just for people like you.

For every neighbor, friend, or family member you refer who completes a project with us, we will send you a $250 [Amazon/Visa] gift card as our thank you. There is no limit — refer 5 people, earn $1,250.

I am attaching 5 referral cards you can hand out. Each one gives your friend $200 off their project AND earns you $250 when they complete their work.

If you know anyone who might need concrete work, we would be honored if you shared our name. Thank you for being such a great customer!"

Casual Referral Ask (During Positive Interaction)

"[Name], I am so glad you are happy with the work. You know, most of our best customers come from referrals. If you have any neighbors or friends who are thinking about a driveway or patio, I would love the introduction. We take great care of referred customers — and we take great care of the people who refer them."

Post-Project Neighborhood Offer

"Since we just completed your project, I wanted to offer your neighbors a special. Anyone on your street who books an estimate in the next 14 days gets 10% off their project. If you would not mind sharing that with anyone who might be interested, it saves them money and helps us stay efficient by working in the same area.

I will drop off a few neighbor cards you can share if you would like."

10. FOUNDATION REPAIR SCRIPTS

Same-Day Close for Foundation Repair

"[Name], based on what we have found, this crack is actively progressing. Every freeze-thaw cycle this winter will make it wider and more expensive to repair.

If we repair it this week, we stop the progression at $[X]. If you wait 6 months, based on the pattern I am seeing, we could be looking at $[Y] because the repair method will need to be more extensive.

The investment for the repair is $[X], and we can start with a 50% deposit. Would you like me to get you on the schedule?"

Escalation Pricing Presentation

"[Name], here is what we are seeing today. This crack is in Phase 1 — early intervention stage. An epoxy injection with carbon fiber reinforcement will permanently stabilize this for $[X].

However, if this crack continues to widen — and based on the pattern, it likely will through winter — we move into Phase 2 territory. That means [more extensive repair] starting at $[Y].

The difference between acting now and waiting 6 months is not just the damage to your home — it is the difference between $[X] and potentially $[Y]+. Repairing now is the financially smart decision.

I have availability to start this repair [Day]. Shall we get it scheduled?"

Emergency Foundation Response

"[Your Name] from [Company]. I received your message about [water intrusion/active crack/wall movement]. I want you to know that most foundation issues are completely repairable, and the sooner we assess it, the better the outcome.

This sounds like it may need immediate attention. I can have an inspector at your home [today within 4 hours / first thing tomorrow morning]. There is no charge for the inspection, and we will give you a clear action plan before we leave.

Is [Time] or [Time] better for you?"

11. BUILDER PARTNERSHIP SCRIPTS

Initial Builder Outreach Call

"Hi [Name], this is [Your Name] with [Company Name]. We are a concrete contractor specializing in [driveways/patios/foundations] for builders in [County].

I noticed you have [X homes in development/current project] and I wanted to introduce myself. We work with several builders in the area, and our on-time completion rate last year was 97% with a 98% first-time inspection pass rate.

I would love 30 minutes of your time to share our partnership proposal and learn about your upcoming projects. Would you be open to a brief meeting next week — say [Day] or [Day]?"

Builder Total Cost Positioning

"I understand you have a lower concrete bid. Let me share something our current builder partners have learned:

When our crew finishes a garage slab on schedule, your framing crew starts the next day. When a concrete crew is late, your framers sit idle at $450 per day per worker. Our 97% on-time rate means your crews stay productive.

A contractor with an 80% on-time rate costs you an average of $1,800 per delayed project in idle labor. Over 20 projects a year, that is $36,000 in hidden costs.

Our price includes partnership — not just concrete. Daily updates, a dedicated coordinator, guaranteed scheduling. Over the course of a year, the cheapest bid is almost never the lowest total cost."

Builder Partnership Renewal Conversation

"[Name], we have completed [X] projects together over the past [timeframe], and I wanted to check in. On a scale of 1 to 10, how are we performing? What would make us a 10?

[Listen and address feedback]

Looking ahead to next quarter, I see you have [X] homes coming up. I would like to propose [Tier 2/Tier 3] pricing based on that volume, which includes [benefits].

Also, I noticed you are building in [Adjacent County] now. We have crew capacity there and would love to handle those projects as well. Can we discuss adding that territory?"

12. PRICE INCREASE SCRIPTS

Price Increase to New Customers

"Our current rates for the [Tier] package on a project your size are $[X]. This includes [list key features], our [X]-year warranty, and [key differentiator].

I will have your formal proposal ready within 24 hours. When works for me to walk you through it?"

[No explanation needed for new customers — these are simply your current rates.]

Price Increase to Repeat Customers

"[Name], I want to give you a heads-up that we have adjusted our pricing for 2024 to reflect upgraded materials, extended warranties, and additional crew training we have invested in.

As a valued repeat customer, your next project booked before [Date] will receive 10% off our new rates as a thank-you for your loyalty. After [Date], our standard pricing will apply.

I would love to work with you again. Shall we schedule a site visit to look at your [new project]?"

Price Increase to Builder Partners

"[Name], I wanted to meet with you personally about our 2024 pricing. Material costs have increased [X]% over the past year, and we have invested in additional quality control and crew training.

Our new builder pricing reflects these changes while maintaining the reliability and communication you count on. I have prepared a detailed breakdown showing exactly where the increases come from — mostly material costs that every contractor is facing.

For our partnership volume, I have structured the new rates to keep us competitive while ensuring we can continue delivering the on-time performance and quality you expect. Here is the new pricing sheet."
